Master-Planned by WOODPATEL, One Scottsdale is a 120-acre, mixed-use development located at the northeast corner of Scottsdale Road and the Loop 101 Freeway in Scottsdale, Arizona. Covering 24 acres of One Scottsdale, this 42 building, 750 unit luxury apartment community includes two separate resort style clubhouses with multiple indoor and outdoor event spaces, media rooms, gourmet kitchens, fitness centers, pools and spas.
Civil design and planning was required to comply with One Scottsdale Master Plans for drainage, water distribution, and waste water collection systems. Concept and final grading design solutions were necessary given the dense nature of this location and the vertical grade change resulting in complex retaining wall layouts. Approval of final design involved demonstrating design and as-built floor elevation in compliance with FEMA Floodplain and accessibility and fire access.
Vehicle and pedestrian routes meander throughout the development overlaying complex utility and drainage corridors. Utilizing 3D modeling software, WOODPATEL played a vital role in obtaining Fire Department approval of access routes and turning movements, maximizing valuable on-site parking. WOODPATEL worked diligently to assist the developer and design team in creating an efficient and effective site layout for buildings, parking garages, landscape areas, and above grade utility structures.
