Wood/Patel, with the Town of Florence, developed Phase I of their North End Framework Vision Plan. The Vision Plan encompasses approximately 600 acres of undeveloped property near the heart of Florence.
Phase I of the project consisted of a phased development of 40-acres of land within the Vision Plan, referred to as Territory Square. The initial development of Territory Square consists of 18-acres and includes construction documents for a Library, Recreation Center, Sports Fields, and Aquatic Facility with associated parking, access roadways and utility extensions, and improvements to two adjacent public roadways. Wood/Patel’s Scope of Services also included engineering master-planning documents for water and sewer extensions over the site, assisting the Town with master-plan roadway alignments and drainage concepts, and reporting.
The Town of Florence faced many unique challenges on this development including design coordination with numerous stakeholders including floodplain issues and federal irrigation facilities (San Carlos Irrigation District) conflicting with development. Wood/Patel successfully completed a CLOMR and construction documents for the Town’s use in rising Phase I of the development plan out of the floodplain. Further, Wood/Patel coordinated with the San Carlos Irrigation District to establish an alternate alignment for their facilities to minimize conflicts with future phases of the Vision Plan.
