Scottsdale 101 is a 70-acre retail site located on the southwest corner of Scottsdale Road and the Loop 101 freeway. This project posed many unique challenges. The site is located on Arizona State Land in the City of Phoenix, bordered on the east by the City of Scottsdale and on the north by ADOT’s Loop 101. To complicate matters, the site is in a floodplain with numerous U.S. Army Corps of Engineers’ jurisdictional 404 washes traversing the site. In order to develop the site, Wood/Patel was tasked to design a drainage system that would route over 2,000 cfs of storm water around and through the site. The solution includes a large box culvert system that passes through the middle of the site and drainage corridors on all sides of the site. In addition to Wood/Patel’s handling of the major drainage issues impacting the site, we prepared the site development plans, including grading and drainage; private water and sewer; private fire pipeline; public water, sewer, and paving; and off-site drainage plans. At ultimate build-out the site will consist of nine major retail users, including EXPO and Harkins Theater, along with numerous shops and restaurants.
