Verrado is a modern community nestled in the foothills of the White Tank Mountains . Phase 1 of this 8,800-acre master planned community offers an 18-hole course, a 14,000 sq. ft. Fitness Center, 800 single-family home sites, over 100 custom home sites and a downtown retail center with loft style apartments above. This community is completely original and captures the friendly spirit of a small town.
As lead consultant and civil engineer for this project, Wood/Patel helped coordinate the development efforts from zoning entitlement through construction.
Zoning Entitlements – Wood/Patel assisted developer in preparation overall land-use exhibits and Development Guidelines.
Master Plans - Wood/Patel prepared the overall master plans for the community including Potable Water, Non-Potable Water, Sanitary Sewer and Drainage.
Cost Documents – Wood/Patel prepared construction cost documents from Phase 1 through project completion including a detailed analysis of infrastructure design and development costs.
Infrastructure – Wood/Patel prepared civil improvement plans for over 2 miles of arterial roadway and 4.5 miles of minor and local collector streets. Design included pavement, water, sewer and storm drain. Additionally, 3.5 miles of off-site water line was required to serve Phase 1 development.
Subdivisions – Wood/Patel prepared improvement plans for most of Phase 1 including grading, paving and utilities. Additionally, we have prepared the preliminary and final platting.
Drainage – A portion of the Phase 1 development is located in a FEMA Flood Zone A. There are three major washes crossing the site and converging at the lower end of the site. Wood/Patel prepared wash grading and erosion control plans for these 3 washes. Additionally, Wood/Patel prepared the FEMA CLOMR and LOMR packages to remove the Flood Zone designation from the adjacent lots. Wood/Patel also prepared and submitted the 404 Wash Permit to the Army Corp of Engineers.
Commercial – Wood/Patel prepared improvement plans for the Raven Golf Club House, Golf Maintenance Facility and Village Club Fitness Center . Design involved site planning, grading, paving, water and sewer.
Construction Staking – Wood/Patel Survey Department has provided construction staking for the grading, pavement and wet utilities.
